Our project manager has confirmed a 1/2 bath is able to be added within the SOW budget we collaborated about during our estimation walkthrough! It will go in the area labeled "Back Space" or "Back Room" pictured below. The area will also provide a Pantry for the kitchen when a window is framed-in and a partition added

May 2, 2023:

The appraisal for the hard money loan to fund the remaining rehab costs accomplished. Bad news - the ARV came in much lower than anticipated! I'm not too discouraged because we can continue holding the property and watch the market to improve before we refinance - we've got the summer to hopefully work to our advantage to get the market value increased. 

This hard money lender also strongly suggests we would be able to keep the property as a rental after refinancing and that we don't need to sell! Our Realtor also made suggestions on how to strategically keep the property as a rental as well! 

Boy do we have some GREAT people in our corner!!

Sewer scope performed; video results will be sent over within a week or so.

Friday May 12, 2023:

FALSE ALARM! At approximately 01:02 EST the ring alarm installed on the property was repeatedly emailing me that the alarm was tripped and that it was still alarming. I hadn't noticed until about 45 minutes later. I messaged our project manager and he bolted right over to confirm it was a false alarm! What a relief to have such a high level of service in our project manager!! We are so GRATEFUL this was not a break-in, and for the safety and the services of our project manager!

May 17, 2023:

The project is over 90% paid to date! The remaining payment will be made at project completion. The remaining work needed at this time is:

-Siding repair

-Drywall install

-Mudding, taping, painting, and trim

-Kitchen fixtures and appliances

-Bathroom fixtures

-Flooring throughout

-Bedroom doors

-Exterior doors
